Whether you are new to the community or have resided here for years, you can tell right away that our HOA neighborhood is different from others. Our primary purpose is to be stewards of Swan Lake Estates community properties. We do not police private property.

For over 60 years, Swan Lake has been a great place to raise children, grandchildren and spend time with family. The centerpiece of the neighborhood is our 82.5 acre spring fed lake that abound with wildlife! We have a beach with a beach house and covered picnic area, playgrounds, lakeside pavilion, boat ramp, fishing docks, clubhouse available for rental, no-wake boating, fishing, and swimming. Swan Lake Estates' location in northern Henry County makes it an ideal suburb of Atlanta.

Swan Lake Estates is a private Mandatory HOA Lake community.
The entire Lake and all Common areas are only legally accessible to active members in good standing (All outstanding membership dues must be paid in full). Accessing our common areas, boating, fishing or swimming from private lake lots, docks, bridges or roads is forbidden without written permission from the Swan Lake Estates Board of Directors and constitutes criminal trespassing and will be treated as such Pursuant to GA Code § 16-7-21 and 27-4-2. We Prosecute Trespassers.

Gate Access
The entire Lake and all common area are restricted to Swan Lake Estates HOA members in good standing only. It is important that everyone understands and respects the Rules and Regulations of Swan Lake Estates to ensure the safe and harmonious enjoyment of our facilities. To gain access to the community properties, you will need to download the eGeeTouch app to your smart phone. For approval, please contact [email protected]

Buying or selling a property in Swan Lake Estates
If selling, please disclose the property association information to any prospective buyers. Your real estate agent will provide you with the necessary documentation. If buying, please request the disclosure document from your buyer's agent to provide our contact information to the closing attorney. New homeowners are encouraged to register on this site to have access to the forum and information beneficial to residents.

All closing requests needed by the title/closing attorney should be sent to [email protected]. Please include the property parcel number/address and current owner name for a response.
